Owner can live in the property for as few or as many days per year as owner chooses. Home can be rented out on a long term basis. Can be done independently or through the services of an established property management company at ~7-12% of gross. (i.e. regular residential neighbourhoods).

Apartment (condo styles only)

Ownership and occupation of a property at any time for as few or many days per year. Property can be rented out on a monthly or long term basis. Can be done independently or through the services of an established property management company at ~10% of gross. Can be rented on a short-term basis (nightly or weekly) independently or through the services of a vacation rental company at ~50% of gross. (i.e. Boardwalk, Canmore Crossing, Lodges at Canmore, Canmore Place, Mountainview Lodges, Falcon Crest Lodge, Windtower, Silvercreek Lodge).

ZONING – VISITOR ACCOMMODATION

Vacation Apartments (condo styles only)

Option here to purchase a hotel suite condo and have personal use of it for up to 30 days at a time, year round. The balance of the time it can be left vacant, or placed in a cooperative rental pool professionally managed. This rental to tourists will generate revenue that can be used to help pay my taxes, condo fees and utilities. (i.e. Falcon Crest, Blackstone, Mystic Springs, Fire Mountain, Lodges at Canmore, Silvercreek Lodge;).


ZONING – EMPLOYEE HOUSING / PAH

Apartment (condo styles only)

(i) Purchase a condo to provide rental accommodation to owners or other’s employees (work 20 hours/week in Canmore) or

(ii) Purchase and live in a home if working 20 hours/week in Canmore. (i.e. Montane Village and Whiskey Jack Chalets) or
